Clock running00:00:00

If you have a deadline on paper,we will write it with you.

Contractors, HOA boards, and employers: pick your state. We show you, in plain words, what that state requires. We write the notice. You read it. If it looks right, we mail it. We are not lawyers.

Cost of a miss

These clocks already exist. Missing them is optional.

  • Quorum · that state’s meeting clock

    Miss the meeting notice

    Bad vote.

A board that acts on an unnoticed item is exposed. We write the packet to that state’s HOA or condo notice statute — not a generic four-day rule.

  • Lien Clock · that state’s notice statute

    Miss the construction notice

    Dead lien.

Prelim, NTO, monthly notice, or last-work filing — the name changes by state. Miss it and earlier work is unsecured. Counsel still records the claim.

  • Keel · first report + OSHA 8 hours

    Miss the first report

    The site shuts.

Every state has a first-report form. Fatalities and in-patient hospitalizations still hit federal OSHA inside eight hours. We take the night call.

HOA and condo boards, and the managers who staff them — in the state on the packet.

That state’s meeting-notice statute

We write the agenda packet and serve it on the notice clock that actually applies where the association sits. Not a portal. Not the books.

Draft the first report

The model

We draft. You approve. We send.

Three steps, in that order. The middle one is why this works — you keep the authority.

  1. 01

    We draft.

You send the raw material — minutes, invoices, a call from the foreman. We produce the document against the statute and the clock.

  2. 02

    You approve.

Nothing leaves without your sign-off. You are the one on the record. Approval takes minutes, not hours.

  3. 03

    We send.

Certified mail, the distribution list, or the carrier portal. We execute delivery and hold the proof.

Plain English

Terms, once.

The notice clock
The deadline in that state’s HOA or condo act — 48 hours in some places, four days in others, 72-hour posting in Hawaii. Governing documents may demand more. Never less than the statute.
First furnishing
The day labor or materials first hit the job. Many prelim / NTO / furnishing clocks count from here — not the contract date and not the first invoice.
Owners of record
Whoever the county says owns the property today. Serving the wrong party is the same as not serving.
Last work / completion
The date that starts the claim-of-lien window. Some states also use a recorded notice of completion that shortens the window. We calendar it. Counsel files.
COI
Certificate of insurance. Proof of coverage a GC needs before a crew is on site — and what keeps a sub’s injury off your loss run.
Open reserve
Money the carrier sets aside against a claim. A vague first report gets coded conservatively, and that reserve follows the experience modifier for years.
