FAQ

Better than a statute encyclopedia: what we will and will not do. Not legal advice.

The desk

Are you lawyers?
No. We draft, calendar, and send. Counsel of record still advises, records liens, and appears. We do not practice law and we are not a carrier.
What does TRYDESK do?
New clients: 100% off the first one-time packet at checkout. Monthly desks: first 14 days free, card on file, billed after the trial. Cancel any month.
Do you work outside California?
Yes. All fifty states. Open your state on the site. A Texas page cites Texas. A Hawaii page cites Hawaii. We draft. You approve. We send.
Who approves the send?
You. We draft. You approve. We send. Proof stays in the file.

Lien Clock

Is a preliminary notice required in my state?
Not always, and it is not always called a prelim. California is 20 days from first furnishing (Civ. Code §8200). Florida is often a Notice to Owner. Texas is often monthly fund-trapping. New York generally has no prelim — the recording clock is the issue. Open your state. If we do not sell a 20-day there, the page will not pretend we do.
Can you file the mechanic’s lien?
No. We do not record the claim of lien. Counsel does. Missing the notice can still kill or shrink later lien rights — that is the clock we run.
What if I already missed the deadline?
Some states keep rights only for work in a look-back window (California §8204 is the classic). Reply LATE on the inquiry. We tell you what can still be saved. We do not invent rights that the statute killed.
Do you replace Levelset / Handle?
No. Those are software networks. We are a staffed desk: draft, certified mail, proof. Different job. Pick the seat on /pricing.

Quorum

Is this HOA management?
No. We write the packet and hit the meeting-notice clock. AppFolio still keeps the books. Counsel still advises the board.
Davis-Stirling four days — is that every state?
No. That is California. Other states have their own HOA/condo notice clocks (48 hours, 72-hour posting, ten days). The state page names it.

Keel

Do you decide if the claim is compensable?
No. We take the injury, draft the first report, chase COIs. The carrier and the board decide compensability. Late first reports are how small incidents become large reserves.
Is this a workers’ comp policy?
No. We are not a carrier and we do not sell insurance.
